"The premises to be leased are for the use of an upmarket coffee shop to operate out of the existing car rental business ground floor premises. The new tenant to install all the necessary plumbing & coffee shop equipment. The back rooms are to be divided between the landlord & the new tenant. Existing handicap washrooms are for the use of the landlord & tenants clients. The tenant is to be responsible for all staffing licensing, stocking & the management & operation of the proposed new coffee shop. Rent is $3,600 per month gross including all costs except HST."
